When purchasing a home, it is essential to get a pre-purchase inspection before the contract is signed. We will inspect all systems of the home, both interior and exterior, diagnose any areas of concern, and recommend the proper course of action.
If you are a longtime home owner, home inspections are still an important aspect of maintenance, as they can find any overlooked problem areas and increase the longevity and overall health of your home.
-
During an inspection, we will inspect the functionality and lifespan of all visible and accessible major systems of the home. This includes the grading of the lot, the roof, siding, windows and doors, any visible portions of the foundation, electric panel and receptacles/fixtures, appliances, the HVAC system, plumbing, attics/crawl spaces, and other miscellaneous items. If anything cannot be inspected on the day of inspection, the inspector will disclose this information and the reason why the area was inaccessible.

I would love to be able to give a concrete answer to this question, but unfortunately, this usually comes down to many factors. No house is perfect, and very few houses will receive an inspection report that reveals no “problems.” An inspection report will simply describe the overall condition of the house, and it is ultimately up to you to decide what is worth it.
-
A home inspection will usually take between 2 and 3 hours. This time can vary though based on the size and age of the home, as well as the accessibility of garages, attics, and/or crawl spaces. The inspection report will be delivered digitally within at least 48 hours of the inspection, if not sooner.

Absolutely! This is a great opportunity to learn more about your current or future home, and I welcome any questions you may have. You are more than welcome to follow along with me, though I may ask you to take a few steps back when handling electrical or other potentially dangerous components, or we can meet at the end and go over any and all questions that you have.
